Accommodation
Accommodation at the premises known as Le Sorbier is offered for holiday rental subject to confirmation by Simon and Sue Spence (the owners) to the renter (the client).
On Arrival
Accommodation will be available from 16.00 hrs (4pm) on the day of arrival. Access to the accommodation before 16.00 hrs may be possible if circumstances allow, but only by prior arrangement and in agreement with the owners.
On Departure
The client must vacate their accommodation by 10.00 hrs (10am) on the last day of their stay to ensure we can provide a guaranteed high level of cleanliness for guests due to arrive the same day. Please see separate paragraph concerning cleaning.
Rental Periods
The accommodation is rented out on a weekly basis, for example, from Saturday at 16.00 hours through until 10.00 hours on the following Saturday unless by prior arrangement with the owners.
Payments
A non refundable 25% deposit and the completed booking form is required to secure the reservation and is due immediately upon making the booking. The balance payment is due 8 weeks prior to commencement of the rental period. If payment is not received by the due date, the owner reserves the right to give notice in writing that the reservation is cancelled. Reservations made within 8 weeks of the start of the rental period require full payment at the time of booking. Prices are per week and are inclusive of electricity, gas, water and the provision of bed linen and towels but do not include towels for use outside of the house or around the pool. We would be grateful if you could please bring you own pool towels and not take the bathroom towels outside. Local tourist tax is payable on arrival at a rate of euros 1.45 per person per night (2022 charges)
Swimming Pool
The swimming pool is heated with the exception of July and August. There are strict rules in France regarding safety measures for swimming pools. We have gone to a lot of expense to provide an easy to operate automatic cover for the pool which only requires the turn of a key. In return we ask that at all times when the pool is not in use that you close the cover. This not only ensures that the pool is safe should a young child or indeed a non swimming adult fall in, it also keeps the water clean and warm and prevents any animals taking a dip! In addition we ask that you do not dive into the pool. No glass drinking glasses or bottles to be used around the pool (plastic glasses are provided) Children to be under parent’s supervision at all times as the owners cannot be responsible for their safety as there is no lifeguard on duty.
Pets
Unfortunately we are unable to accept pets on the premises
Cleaning

The property will be cleaned before your arrival and we respectfully ask you to remember that you are staying in someone else’s home and to leave it clean and tidy when you depart. Breakages should be reported to the owners in order that it can be rectified before the following clients arrive. For those staying more than one week a change of bed linen and towels will be provided every 7 days.

A minimum charge of £35 will be deducted from your damage deposit should there be a need to spend more than the allocated time to return the accommodation to the original letting condition. In addition a charge of £25 will be deducted if the BBQ is not left clean.

Please ensure the following are adhered to before departure:

  • All rubbish to be taken to the large bins in various locations locally (we will advise you of the exact locations). We do not have a refuse collection from the house. All recyclable items should be placed in the bags provided and the bags placed in the public bins with yellow lids. Everything else should be placed in black bags.
  • Sweep the floors
  • Load and run the dishwasher, unload if the programme finishes before you leave
  • Clean the ovens, hobs, BBQ and wood burning stove if used
  • Lock all doors and close all windows and shutters
  • Finally, leave the keys in the external key box – Thank you!
Damage Deposit
A damage deposit of £500 (five hundred pounds sterling) is required when the balance is paid and will be held against damage. However, the sum reserved by this clause shall not limit the clients responsibility to the owner. A full refund will be issued within 14 days of the end of your holiday, providing the accommodation is in good order and its contents are intact and undamaged.
Complaints
In the event of any complaint arising, either on arrival or after occupation has commenced, this should be brought to the attention of the owners immediately so that remedial action, where necessary, can be taken without delay. They will do everything possible to deal with any difficulties both quickly and effectively. The owners retain the right to enter the property at any reasonable time to deal with any complaints and to carry out any repairs deemed necessary to the property or equipment. Any complaint after departure must be in writing within 14 days of your departure.
Insurance
The client is strongly advised to ensure all persons staying at the accommodation should have adequate insurance cover. Insurance should be a comprehensive travel insurance to include cancellation cover, which may entitle you to recover personal effects, medical cover and public liability. In particular you should ensure you have adequate insurance for any affect Covid-19 might have on your ability to travel. Refunds will not be given for cancellations due to Covid-19 for whatever reason. The use of the pool and or any other facilities and equipment on the premises is entirely at the clients own risk and children must be supervised at all times where necessary. Please see separate paragraph regarding the swimming pool
Electric Cars
Our electricity supply does not have sufficient capacity to recharge electric cars. In the event that anyone does try to recharge their battery and causes damage to the electrical installation the cost of repairs will be deducted from the deposit. There is a charging station in Montignac.
Liabilities
The owner is not liable for any temporary defects or stoppage by public services to the property, nor any loss, damage or injury as a result of adverse weather or any other matter beyond the owners control. In the event of substantial damage to the property before the start of your holiday, rendering the property unrentable, the owners will refund all sums paid within seven days of notification of cancellation. Under no circumstances shall the owners liability exceed the amount paid for the rental. Your booking is made as a consumer for the purchase for a holiday and you acknowledge that no liability can be accepted for any business losses howsoever suffered or incurred by you. The rental property including the furniture and other contents are to be treated with care. The client is held responsible for the actions of other people, including any guests or visitors they might have, within the accommodation. The client is liable for any damaged goods, damage to the property or damage to anything else related to the property whether caused by themselves or their accompanying guests or visitors.
Additional Guests /Visitors
Under no circumstances are any additional guests, not stipulated on the original booking form, allowed to stay within the accommodation. Visitors of the client are not allowed on the premises or to use any of the facilities unless agreed by prior arrangement in writing between the owner and the client. Should unconfirmed guests or visitors be brought onto the site then we reserve the right to ask them to leave promptly. Non compliance with these conditions may be taken as a cancellation of the contract and you may be required to leave the property.
Maintenance and Repairs
The client agrees to allow the owner or any representative of the owner access to the property at any reasonable time during your stay for the purpose of essential repairs or maintenance. Faults that are found before or during the rental period are to be reported to the advertiser immediately
Cancellations
All cancellations must be confirmed in writing, emails are acceptable. Bookings can be transferred to other parties upon written agreement with the owner. The owner will always endeavour to re-let cancelled weeks and, if successful, monies will be refunded less the deposit which is non-refundable. Full refunds will not be given if cancellations are within 45 days of the arrival date.
General
The client agrees to be a considerate tenant and take good care of the property and facilities provided. The client agrees to report to the owner, without delay, any breakages or defects of equipment or appliances to enable swift and efficient repair or replacement. The owner is not liable for any fault or temporary breakdown of any of the appliances or services available at the accommodation or within the grounds. The owner will endeavour to rectify any problem at their earliest convenience. The client agrees to be considerate to others and will not create undue noise or disturbance or act in any way which may affect the enjoyment of others.
Law

The contract between the client and the owner is governed by the law of France and we both agree that any dispute, matter or other issue which arises between us will be dealt with by the courts of France.

SMOKING IS NOT ALLOWED WITHIN THE PREMISES
